Acucap Investments (Pty) Ltd

Key West Mall is owned by Acucap Investments (Pty) Ltd and managed by Acucap Management Services. Acucap invests in prime assets situated in major urban centres, with a bias towards retail property, yet still retains the character of a diversified fund through investments in top quality office nodes and in large, distribution orientated industrial parks.

Acucap Properties Limited (“Acucap”) was listed on the Johannesburg Stock Exchange in March 2002 in response to the substantial medium to long term growth prospects of the listed property sector. The fund is controlled by two executive directors and a non-executive board under the chairmanship of Prof Brian Kantor. The fund consists of a diversified property portfolio of commercial, industrial and a significant weighting in retail properties.

Since its formation, the activities of Acucap have been guided by a strategy underpinned by two core values namely quality and growth.


Quality

This value is reflected in the Acucap property portfolio. Properties were selected on the basis of their ability to deliver consistent income growth over a sustained period, the expected growth emanating from the property’s location and physical attributes, or from the underlying lease covenants, or from a combination of these. The value is further reflected by the structure of the company, its board of Directors and between the interests of controlled unit holders and management.


Growth

The fund offers real and consistent growth in income over the medium to long term, starting from the base of an initial net yield that is commensurate with the quality of the portfolio and relevant to current market conditions.

The long-term growth in income in growth is sustained by the ongoing acquisitions of growth properties and the sale of non-growth properties. While these activities may have a relatively small dilutionary effect on the net yield during the period of acquisition, it is considered necessary to achieve the fund’s long term strategy of consistent and sustainable growth.
